Steele <br />Lansing State Journal<br /><br /><em>August 22, 2006</em><br /><br />Two firms want to work on a potential redevelopment of the riverfront Ottawa Power Station.<br /><br />Chicago-based Morningside Group and Lansing-based Abe Property Investments met a 5 p.m. Monday deadline to tell the city they're interest in the mostly vacant power plant and 3 acres of adjacent riverfront property.<br /><br />The firms could not be reached for comment.<br />  <br />The "letters of interest" are not the full proposals officials had hoped for, but do show interest in downtown, said Bob Trezise, manager of the Lansing Economic Development Corp.<br /><br />"I do think it's substantial that one of these two developers that we've been able to attract to the city of Lansing is from way outside our area," he said. "They want to take a serious look at this building."<br /><br />A committee of city and state officials charged with overseeing the developer search will meet within two weeks to begin discussions with the firms. Those talks are hoped to be completed within 30 days, Trezise said.<br /><br />The developers have said they need data on downtown demographics and property use. Such a market study could cost $50,000.<br /><br />Chicago-based Morningside has built several loft condominium and retail projects in downtown Royal Oak, including the 70-unit SkyLofts, and is building the 68-unit Liberty Lofts in Ann Arbor.<br /><br />Abe Property Investments is affiliated with Abraham Real Estate Inc. of Lansing.<br /><br />Contact Jeremy W. 			<![CDATA[The more I think about it the more excited I get about having a light rail or streetcar system connecting downtown Lansing with downtown East Lansing. These two cities really compliment eachother so well and if they could be more integrated the results would be incredible. Lansing has the advantage with adults and young professionals and East Lansing has the advantage when it comes to young adults, higher education and disposable income.<br /><br />In my mind the track could be reduced to 4.0 miles if you had one end at the proposed East Village site (Bogue and Grand River) in East Lansing and the other end located at the Convention Center in downtown Lansing with 7 stops in total (Convention Center, Sparrow Hospital, Eastside Lansing near The Green Door, Frandor, Brody Complex at Harrison Road, downtown EL near MAC/Abbot, and East Village). <br /><br />Do you think it'd be successful as far as ridership levels? What about from a return on investment perspective?]]>

Groundbreaking was just held on March 16 and work is proceeding and can be seen from Grand River Avenue as you approach the Collingwood entrance, now know as Farm Lane entrance.]]>

I'm excited about the prospect of having a new casino in Lansing, I'm assuming it would be downtown and that it would have a hotel. I opened it up for anyone to edit, so any contributions would be appreciated (let me know if it will let you edit it or not.) I seems that the city has gotten a little further along, this time, but the economy is not anywhere near as healthy as in those times, so it may end up being a wash, again.  Who knows?  Anyways...<br /><br /><blockquote><br /><br /><span style='font-size: 14pt'><strong><a href='http://www.lansingstatejournal.com/apps/pbcs.dll/article?AID=2009912060519'>Micky Hirten: Cedar Street Arts Center on the way?</a></strong></span><br /><br />December 6, 2009<br /><br />There's a plan developing for the long-discussed Lansing "Arts Center" that's not quite cooked, but certainly intriguing.<br /><br />It would locate the Impression 5 Science Center, the BoarsHead Theater, the Lansing Art Gallery and similar organizations in a sprawling building at the northwest corner of Michigan Avenue and Cedar Street.<br /><br />Local arts organizations have discussed a proposal and location with Lansing officials. There are, of course, money issues; who pays and how much?<br /><br />The location is directly south of a new parking structure to be built by the city. This five-level structure will be bid sometime between April and June 2010 and will cost about $9 million, says Bob Johnson, director of Lansing's Planning and Neighborhood Development Office.<br /><br />The city always seems to need more parking and there's not much on the east side of the Grand River.<br /><br />But what's far more interesting in the architectural drawings of the parking structure is the contiguous building labeled "potential future space."<br /><br />As detailed in the site plan, which the city released only after a Freedom of Information Act process, the structure would fill the parking lot adjacent to Cedar Street. The site plan shows three levels of floor space with 15-foot ceilings, making it suitable for specialty uses like museums or galleries or small theater. It could also be used as an extension to the Lansing Center, Johnson said. At this point, it won't be part of the parking structure bid.<br /><br />"We're interested in the project and exploring all of the options," said Erik Larson, executive director of Impression 5. His museum's attendance is growing nicely (now attracting about 109,000 visitors a year.)<br /><br />He notes that an arts center would be a large investment in the core downtown district and the location is outstanding.<br /><br />"When you place a cultural arts center between two of the largest Lansing draws -- the Lansing Center and baseball stadium, there's a great deal of opportunity for critical mass."<br /><br />With the completion of the new City Market to the north and with the potential offered by the new Accident Fund headquarters, an arts center could become the hub unifying all of these sites.<br /><br />As Larson explains it, the challenge is finding entities that can work collaboratively and use the space "as 24/7 as possible."<br /><br />This reflects the relationship between Impression 5 and the nearby Riverwalk Theatre. The museum is busy during the day; the theater at night.<br /><br />Some of the planning for this arts center was conceived during better fiscal times. Budget woes make it difficult to project when - or whether - this project will fly.<br /><br />Arts organizations will need to make significant financial contributions. It may require a community-wide capital campaign.<br /><br />The fiscal health of one key participant, the BoarsHead Theater, is grim and an affiliation with Lansing Community College would address the challenge of finding a new home. The city owns the current building on Grand Avenue and plans to demolish it for, that's right, parking.<br /><br />But things will improve. It seems so small, but every site looks smaller before a building is put up on it.  Maybe I missed it, but will the center be fronting Michigan Avenue or Cedar Street. This is the first collaboration between municipalities of this character in the state of Michigan.<br /><br />The authority's goals include beautifying the streetscape, strengthening the roadway and utility systems and drawing more innovative business to the region, East Lansing Mayor Sam Singh said.<br /><br />East Lansing, Lansing and Lansing Township are collaborating to revitalize the 3-mile stretch of Michigan Avenue from the Capitol to MSU.<br /><br />The Corridor Improvement Authority — which is the first of its kind in Michigan — is expected to improve the avenue's landscape and economy during the next 10 years by drawing in more businesses and developing a more appealing visual atmosphere.<br /><br />cite:  <a href='http://www.statenews.com/article.phtml?pk=40357'>http://www.statenews.com/article.phtml?pk=40357</a><br /><br />----------------<br /><br />This is pretty amazing news to hear, especially since Lansing Township signed on.  I wasn't sure if both cities could get the township involved, as many times it appears that the township is a thorn in the back for creating regional partnerships.  With what East Lansing has been getting in terms of developments on it's stretch of Michigan Ave, maybe those same types of developments and other mixed-uses can spread down to Lansing Township.  And possibly the other direction, with Lansing's stadium district development hoping to spur more growth heading eastward on Michigan Ave.  A strong Michigan Ave from East Lansing heading towards the new roundabout in downtown Lansing will just put the icing on the cake.]]>
