Decided to start this thread, as this will be a major project coming to the area in coming years. It seems that the city has formally begun the planning for the redevelopment of part of the Red Cedar Golf Course south of Frandor. It also appears they want to finally sell off the old Waverly Golf Course they manage in Lansing Township on the westside:

Lansing eyes redeveloping Red Cedar golf course

Melissa Domsic | Lansing State Journal

May 6, 2011

LANSING - Lansing's economic development officials want the Red Cedar Golf Course transformed into a mixed-use development with housing, restaurants and retailers surrounded by a natural recreation area.

On Monday, the Lansing City Council will get its first look at proposals that would ask voters for permission to sell a portion of the golf course along Michigan Avenue near the Frandor Shopping Center, as well as the Waverly Golf Course at Saginaw Street and Waverly Road and the adjacent Michigan Avenue Park at Michigan Avenue and Waverly Road.

Council members have until May 23 to make a decision in time to have the proposals placed on the Aug. 2 ballot.

I'll be very interesting to see what the plans are. I'm particularly interested to see what plans they have for Waverly Golf Course since it was mentioned, but no details were given. Obviously, they must have a buyer for it.

EDIT: More info from WILX:

LANSING -- "It's a plan to sort of turn lemons into lemonade."

Lansing Mayor Virg Bernero has a grand vision for the frandor area.

"Right now, you have a closed, empty [Red Cedar Park]," he told News 10 on Friday in an exclusive interview. "You have closed, empty establishments, old car dealerships -- not the most pleasing sight for somebody traveling from East Lansing here."

Bernero, Michigan State University, East Lansing officials and some business developers are planning a complete revitilization of the area, what the Mayor calls the gateway between Lansing and East Lansing.

"This Michigan Avenue corridor is one of the most underdeveloped corridors in the state, certainly in the region," Bernero said.

The plans, to be announced in detail Monday at an 11 a.m. press conference, are to sell off some parts of the old Red Cedar Golf Course for business development (he's expecting that to go up for a vote in the August primary) and leave the rest for green space.

The project would also revamp the retail area just north of Michigan Avenue, which is currently spotted with closed buildings.

And at the heart of the proposal is a new system of ponds to help filter dirty rain water that has been running for years directly into the Red Cedar River, bringing with it tons of pollutants.

"It's about being environmentally responsible," Bernero said. "Really doing a better job of managing the watershed, cleaning up our river."

The mayor, who hopes to finalize the plans within about a year, says much of the development would be paid for by private business and/or through federal and state grants.

"Especially in the midst of these hard times," he said, "We need to re-double our efforts to promote economic development and jobs."

I wish this would have been something more solid, but at least it's interests:

2 firms interested in Ottawa power plant

By Jeremy W. Steele
Lansing State Journal

August 22, 2006

Two firms want to work on a potential redevelopment of the riverfront Ottawa Power Station.

Chicago-based Morningside Group and Lansing-based Abe Property Investments met a 5 p.m. Monday deadline to tell the city they're interest in the mostly vacant power plant and 3 acres of adjacent riverfront property.

The firms could not be reached for comment.

The "letters of interest" are not the full proposals officials had hoped for, but do show interest in downtown, said Bob Trezise, manager of the Lansing Economic Development Corp.

"I do think it's substantial that one of these two developers that we've been able to attract to the city of Lansing is from way outside our area," he said. "They want to take a serious look at this building."

A committee of city and state officials charged with overseeing the developer search will meet within two weeks to begin discussions with the firms. Those talks are hoped to be completed within 30 days, Trezise said.

The developers have said they need data on downtown demographics and property use. Such a market study could cost $50,000.

Chicago-based Morningside has built several loft condominium and retail projects in downtown Royal Oak, including the 70-unit SkyLofts, and is building the 68-unit Liberty Lofts in Ann Arbor.

Abe Property Investments is affiliated with Abraham Real Estate Inc. of Lansing.

Contact Jeremy W. Lansing has the advantage with adults and young professionals and East Lansing has the advantage when it comes to young adults, higher education and disposable income.

In my mind the track could be reduced to 4.0 miles if you had one end at the proposed East Village site (Bogue and Grand River) in East Lansing and the other end located at the Convention Center in downtown Lansing with 7 stops in total (Convention Center, Sparrow Hospital, Eastside Lansing near The Green Door, Frandor, Brody Complex at Harrison Road, downtown EL near MAC/Abbot, and East Village).

Do you think it'd be successful as far as ridership levels? What about from a return on investment perspective?

I ran across the article below and thought it was something to consider for downtown Lansing, especially considering all the condos going in and the Capitol Club Tower being developed. I actually don't think downtown Lansing is quite at this point yet, but if the current pace continued for 5 years, I think we could easily hit this point. However, one critique of the article I have is that they don't consider the possibility that the price of the condos downtown had ballooned more than some in the suburbs, and this could be a reason why they are falling faster than other places in LA. If that is the case, with the tax breaks and all, I don't think a place like the Capitol Club Tower is in danger of this same problem. Not to mention downtown Lansing doesn't have the same pitfalls against it as downtown LA does as mentioned in the article. Few people I know are that scared of downtown Lansing, at least not like LA.

http://www.latimes.com/business/la-fi-downtown13mar13,0,3006637.story

If I didn't predict enough in the City Pulse article towards the end where I said sometimes it seems that Lansing would like to be East Lansing and vice versa, WILX reported last night that Virg Bernero has been talking now about a possible merge between the cities. East Lansing's mayor, Sam Singh, says that could possibly be a decade off.

Singh is waiting for Lansing to get under control its pensions and other liabilities first.

Virg would like to see this done within the next few years, but Singh is open to the conversation. Any such event would require voter approval.

Here is a link to the article: Mayor presses merging EL and Lansing
There is also the video portion as well.

Thought I'd start up a thread for the Lansing River Trail since there is interest in its development/expansion and maintenance.

I tried to take it down to Moores Park, today, but they had it cordoned off at the Elm Street Bridge. It appears that they are doing some repair work on the retention wall just north of where it goes under Island Avenue (the street that leads to the Eckert Station):

I started a thread for this because I think this think is going to be a continuing story.

Theres a lot to digest in this article, a lot of very preliminary ideas being tossed around. I personally like the idea of Impression 5 taking over the entire Library side, with the school and/or offices on the 5th floor. I hope they also give the Historical museum a makeover though.

MSU, City, State may partner on Museum

I'll let the LSJ article speak for itself: Riverfront may get $30 million tower

We have all been waiting for something like this, 12-20 floors of condos on the river. Now I'll just be biting my tongue for next year or two until construction (hopefully) begins. However, the good thing is that Council is required to act on selling the S Grand Ramp within two weeks to get it on the August ballot. So IF this project comes together I expect it to happen very quickly.
