A 63 unit 4 floor apartment building with 2,000 sq ft of ground floor commercial space in the 500 block of S Grand across from the CATA transit center. The 62k sq ft building will have 7 market rate units and 56 affordable housing units (60% of area median income paying 30% of income). The PILOT was introduced to City Council in August 2024. Construction could begin in December 2024 and wrap up in September of 2026.

This proposal is for 55 low to moderate income apartments on the former LSJ parking lot on Grand Ave just south of the MBA building. The 50k sq ft building will have no market rate units and 55 affordable housing units (60% of area median income paying 30% of income). This project was originally proposed for the city lot that will now host city hall and would have included CATA offices. There is currently no information on where the CATA offices may now be located. The PILOT was introduced to City Council in August 2024, construction expected to begin in January 2025 with an October 2026 completion.

The GM Grand River Plant was slated to undergo a conversion to EV's as per the most recent UAW agreement, the plan was recently bolstered by a $500 million Federal grant. The conversion is expected to cost at least $1.4 billion, it's unclear if any new construction or other notable exterior changes will be involved with the conversion. GM has not stated what will be built at the plant but speculation is that the electric Corvette and/or Camaro could come there along with some Cadillac models.

After several failed attempts to rehab the school in recent years have failed, this proposal calls for turning the old school building into 22 apartments along with building a new three floor wing to the south to house an additional 32 apartments. The project would total about $18.5 million, the apartments would be subsidized and only for elderly or disabled individuals. Construction is tentatively slated for May 2025 with completion June 2026 pending a Low Income Housing Tax Credit application

A national housing developer proposes to renovate the Barnes Avenue School into 21 apartments while building an addition with another 30 units, the building is intended for low income seniors. The developer is attempting to place the building on the register of historic places and will be pursuing historic tax credits, indicating an intention to do a historic renovation of at least the exterior. The school, built in 1919 and closed by the school district in 1979, last housed Shabazz Academy.

-Lansing City Hall hotel renovation (Proposed) $47 million
The city received $40m to relocate city hall freeing up the existing building for a long-proposed hotel renovation. In July 2024 the sale was approved by council, once the new city hall is complete and the city has moved the current building will be transferred to the developer, Beitler Real Estate Services. The plan includes 183 hotel rooms, a 7th floor rooftop restaurant and additional retail space built out towards the corner of Michigan & Capitol. Tentative completion date would be 14 months after the city vacates the building.

The city has received $40m from the state to relocate city hall, after a proposed move to the former Masonic Temple was rejected by City Council the administration has settled on moving city hall to the city owned parking lot at Grand & Lenawee that was previously home to Boarshead Theater. This long awaited project calls for replacing the State of Michigan employee parking lots between Ottawa and Allegan east of the Hall of justice with an expansive park space that will tie into the existing memorials there.

Another project by the Capitol Region Community Foundation, the organization behind Rotary Park and the Play Michigan playground at Adado Park, this $2.3 million transformation of Burchard Park its Brenke Fish Ladder received $1.7 million in State appropriations and is fundraising to complete the project. The fish ladder will be transformed into an amphitheater with permanent sound and lighting, the bowl section of the fish ladder becoming seating. Other additions around the park will include improved seating, an outdoor fireplace, "electric forest" lighting, space for temporary stage and a food truck area, along with general landscaping improvements.

This new trail will extend from the end of the existing Rivertrail at Hagadorn & Shaw to Lake Lansing Park South then onto Lake Lansing Park North. When completed it will include 5.5 miles of new trail while connecting almost 5 miles of existing trail. Phase I opened in December 2023, Phase II is slated to open June 2024 while Phase III will begin construction sometime in 2024.

A new 2.3 mile trail which will connect to the existing Rivertrail at Aurelius and Mt Hope, travel through Fenner Nature Center into Evergreen Cemetery heading south where it will cross Forest Rd connecting to the Bear Lake Pathway. A short leg will continue out the north side of Evergreen to cross Mt Hope at Fidelity Rd to provide access to Crego Park/Rivertrail, another route will be constructed east of 127 coming out near the Izzo Family Medical Center. MDOT will complete the portion under 127 as part of the freeway's rebuild. Work to begin in 2024.

- Hayhoe Trail: Holt to Mason and Vevay Twp extension (Under Construction - between phases)
This new 3.7 mile trail will extend from the existing southern end of the regional trail system at Esker Landing south along Cedar St to Howell Rd then over 127 via a pedestrian bridge to connect to Mason's existing 3.4 mile Hayhoe Trail at Howell & Kerns roads. The section from Esker Landing to College Rd was completed Winter 2023, the remainder is fully funded with an unknown construction timeline. ***In 2024, as part of the round 8 park/trail grants, Ingham County approved the Vevay Twp extension of the Hayhoe Trail that will extend it from it's southern terminus at Kipp Rd to Eden Rd then turning south to Tomlinson Rd. No timeline has yet been given on this newest phase.

Among the grants received from the state by Lansing in 2023 was one to build the first small section of a larger master-planned N East Pathway. The section funded would run in between Oakland and Shiawassee along the CSX RR tracks. The route is planned to eventually lead to Granger Meadows Park via an abandoned rail ROW and Wood St Landfill property, another branch of the path is slated to connect to the Coleman Rd shared use sidewalk which will itself soon be integrated with East Lansing's Northern Tier Trail.
