Restarting the old Southside Development thread

There's a pretty interesting new development in the April 7th Planning Commission packet: https://lansingmi.portal.civicclerk.com/event/8224/files/agenda/14909

From the agenda:

BACKGROUND:
Lovejoy Community Services, with the consent and support of the property owner, Pentecostal
Church of God in Christ, is proposing the split of the subject property to facilitate a planned unit
development that would result in 6 detached single-family homes, 18 attached single-family
rowhouse units, 40 attached multi-family rowhouse units, a 14-unit apartment building, a multi-
use community building, and accessory urban agricultural farm spaces and buildings.

These aren't some fantastically high-quality buildings nor is the development trying to be some new-urbanist mecca, but I really like this project. Especially for its location. My biggest question is does it actually get built like these renderings because if so it'd be a quite cool little place. It's really worth checking out the rather extensive document included in the planning document, lots of renderings, elevations and more information.

I figured it's better to move this discussion to it's own thread.

The city announced the new performing arts center today, it will seat 1,530 and be located along Washington on the Lake Trust block. Construction is expected to costs about $21 million including apartments on the upper floors. No timeline is given for start or completion and there's talk of pursuing other grants and tax incentives along with securing financing for the apartment portion so this may still be a little ways off from getting started.

The design is somewhat interesting at least, but as with any interesting design it really will require good quality materials and construction methods to not look goofy. If our long awaited public performing arts center is built to same standards as all the cheap apartments around here I think I'm going to throw a fit. I'm obviously happy to see a performing arts center become reality but I can't say I'm impressed with what is proposed, I don't see why everything here has to be just barely good enough to be passable. I guess this is yet another project where it's a wait and see game to learn how it actually turns out, I don't want to be prematurely pessimistic.

Neogen has completed a merger with a 3M division, I'm not sure what this means for their future in Lansing but given their upcoming expansion it doesn't seem they'll be going anywhere. The article also reiterates that construction on their new building is expected to start next month: https://www.lansingstatejournal.com/story/money/business/2022/09/06/lansing-neogen-merges-with-3ms-food-safety-business/65473623007/

I was just wondering what peoples thoughts and speculations are on what GM is currently doing and what they may be planning for Lansing, both the Delta Plant and their old sites.

GM seems to be up to something more than what meets the eye, they are constructing a massive railroad head just south of the plant, I heard from an employee it is one of the largest in the nation. GM bought some 2,000 acres at the Delta site and they are ony using a small portion of it. There are rumors that they may move their proving grounds there and/or build another sister plant to Delta. These speculations are not hard to beleive when you step back and look at the known facts about site size, and the large railhead also seems to confirm larger plans.

I realize there was already plenty of discussion about the fate of the old plants on UP, and for me, it really boils down to the fact that GM to my knowledge has never been so quick to tear dow old vacant plants. The sites are slated to be completely cleared within two years of their closing, which is very impressive. One thing I'm curious about is whether or not they are doing environmental clean-up...

And finally, What is to come of the Crafte Center and the Metal Fabricating Plant? GM origionally stated that the Metal Fabricating Plant would be the first to close, now it remains open (I think) and the closing date seems to be continually getting pushed back. And the Crafte Centre has been closed for some time, with rumors of a custom car company taking it over, I forget their name though. Like I said, I just want to hear others input, speculation, and/or knowledge about this stuff.

Has anyone heard anything new about this or, is this just another Idea that got flushed? The last update that i found was from 2017. Since then, any details if any, have been hard to find. If anyone knows more than i do, fill me in! I was excited about the tallest rendering "Westin Hotel" ...Thank you.
