I don't know what EL's zoning codes mean, but zoning codes in general can be named virtually anything for any reason, and they can mean anything the municipality wants. Thats why they become very confusing if you have to deal with different cities, …

Just FYI, I was by the building yesterday and they had just started to put up a little brick on the Kalamazoo St side.
-
So do they plan on demolishing it? That would suck, it looks like it would be a nice old building with some work.
-
I'm interested to see how the mixed us building will look, by the description it won't be much smaller than Kalamazoo Gateway.
-
I don't expect the Frandor area to change much until Frandor itself leads the change, by switching to more of a lifestyle center format. I do see a decent possiblity of mixed use developments going in along Michigan though, and possibly even between…

I would hope that the rendering above is just preliminary. I hope that there is at least a little more to the design.

I think that area could use more apartments like those. They're much better than the dilapidated houses and businesses currently there.

Riverhouse is an all-glass tower. I don't really know what style you would call this, I guess it's mostly modern, with a touch of post-modern. As for my optimism, it's simply a gut feeling. They have been firmly saying 18 floors an "maybe more" t…

I'm betting this will still end up 18 floors anyway, maybe more. Like he said in the article, there are likely many people who don't want to commit until they see actual construction start. It sounds like even if they start construction only saying …

Well evan at that, they should be getting at least $50 million per year interest, that's one good size project per year. That money was donated for new buildings and major improvements, wasn't it?

I really like that building. Has anyone heard when MSU is going to begin using that $1 billion+ worth of donations? And are there any ideas as to what kinds of things they will be building?
-
Yes, it is, but the new rendering is still 18 floors. I guess I don't really care, as long as it gets built.
-
Judging from what little we know about this, it sounds like it should be a good project. Keep us updated if you hear any more details.

From LSJ's midday updates: Developers take over Grand Avenue ramp They are still planning to get started this year, with an early 2010 completion. I can't wait to see this project get started!!!

Where are these addresses at exactly?

Bank loans work on a case-by-case basis, depending on many factors. But with condo projects a certain number of pre-sold units is typically required and 50% is fairly common ballpark number. But they can require more or less depending on how much p…

Nice progress, I haven't been able to get by there for a couple weeks now.
-
That means that they must have went through another redesign, is there any way you can scan the rendering or just take a picture of it?
-
I wish I'd noticed. I sent the guy at Studio Inrigue an email requesting the new rendering on Friday, he usually responds pretty quick. In the new rendering the upper floors are narrower, right?

I had read a LSJ story about a year ago saying that Ingham county plans on switching to all LED's, I don't remember any details though.
