I've often thought about covering 496. It certainly wouldn't be cheap, but given that the freeway is already sunken and could simply be covered either with buildings and/or a continuous dirt covered bridge-like structure, I don't think that it's too…

I think there's just been a lack of education about how traffic circles work, there's really only one rule: yield to traffic in the circle. Once you get used to them they're great.

I also think it feels pretty bare over there now coming around the bend, at least that was my first impression. I'll have to make it over there again. I'm having a hard time picturing why it was necessary.

@MichMatters Looks like the city is just getting overzealous with the tree cutting again, it's disappointing to see. Never the less the roads in this area really needed some attention and the roundabout should be nice, so I'll try to look at the pos…

Regarding the Sears building, I really hope they don't attempt to reuse it in any way. It's horribly outdated with low ceilings too many pillars, nothing significant in its design and a single floor building is really an underuse of that land. IMO i…

Yeah, I noticed they had pretty much all the trees along the road cleared. I'm assuming this is for good reason and they're going to be making some significant changes to the roads there. @cliffordzang I missed that they're putting in a roundabou…

That certainly explains a lot. There's enough nice old buildings over there to give that strip a pretty good chance at success and there's plenty of interesting old houses throughout that neighborhood that will help the cause.

I really didn't expect to see a proposal like that at the St Lawrence Campus but that is a very good sign that they're at least considering it. I really hope to see the historic part of the hospital restored and reused someday, I think it would make…

Isn't the university club owned by MSU? I wouldn't think they would work too hard to interfere with any reasonable placement of a pathway around there. I'm not sure a playground further north at Riverfront Park would really get used that much, th…

Each one of those is a potentially interesting project. I imagine/hope we'll see something similar to the old Kalamazoo Gateway proposal for that site, I honestly would kinda like if they just reused that design. I have no idea what to expect for th…

I was recently looking for old aerials and came across this site that makes it very easy to switch between years: https://www.historicaerials.com/viewer . I feel like I might be late to the party, but I remember having trouble finding something like…

My comment regarding the apartment building on Miller was more in regard to the state of the neighborhood to the north of there, specifically the apartments on Orchard and Richwood. When I had friends over that way 10 years ago there were a lot of p…

It's not a great area but a small apartment building is very appropriate for that site, the neighborhood directly to the north is all apartments and duplexes. I'm not sure whether I'd prefer commercial space there but I certainly wouldn't argue that…

I understand the hesitancy from the council, putting residential space into what was designed and proposed as commercial space is less than desirable. That being said, IMO it's very important to get ground floor storefronts in most of these sorts of…

--How is someone going to build on a small piece of land along Washington/Grand/Capitol or even Michigan Ave without off-site parking for residents and/or employees? Besides, I don't think there are a ton of empty parking spaces downtown during peak…

I'm still hoping for a simple renovation of City Hall, possibly moving the police into a separate facility. The performing arts center appearing to move closer to reality is great news, as is addressing the problems with the parking ramps/lots. A…

@gbinlansing I'm not a subscriber, did the article mention anything about the Lake Trust project? I'm still not sure how serious their proposal was there, I don't even remember if it jumped through all the necessary hoops with the city or not yet.

Yeah, that site plan is pretty much as I remembered it, just "meh". It's not bad but I do agree that having more of a grid-like layout would be good. It looks like they're trying to isolate each area of retail, apartments, townhouses and single fami…

Well, if it isn't Gillespie developing this then that makes it even more interesting. If it's the Eydes then I think this will be our first look at a ground-up mixed use development from them, won't it?

@sabatoa I'm torn with a project like this. I would strongly prefer to see the land developed but I agree that it sucks to see such a mediocre development get built there. I'd like to know why developers make the choices they make sometimes, I get t…
