  • I'm not surprised at the existence of office space, I'm surprised their putting it at the top of the building and only doing one floor, if it weren't for the top floor office space this could be a stick built building. I'm not complaining at getting a higher quality building than otherwise expected, just surprised at the plan.

    The Ingham Building is a neat little building. If it weren't for the almost complete lack of views out of it it would have been a much more lucrative prospect for residential conversion given its relatively small floor plates.

    I thought it was worth pointing out this site plan:

    The document talks about connecting the west bank River Trail through Wentworth Park, alongside Grandview Plaza and restoring the path that's attached to the S Grand Ramp, that part of the plan may be directly associated with New Vision. This site plan shows what I assume to be a Museum Dr master plan as well, I know they're (Impression 5, RE Olds and Riverfront Theater collectively) chasing a ~$5m state appropriation to rework the River Trail in the area and add signage & streetscaping to Museum Dr. The last plan I saw was much less extensive, this new plan turns the trail into more of a river front promenade, adds tons of landscaping and appears to add some sort of boat/kayak roundhouse structure. It appears to show the new pedestrian bridge from the west side of the river as actually going over the River Trail before descending on a sort of an onramp. I like everything here, I hope it comes to fruition.

    EDIT: Except it says "Capitol Club Tower", go figure. I didn't know this plan has been kicked around so long. I'd like it if the Museum Dr group just went with a plan like this. It
  • The document lists the Capitol Tower as 6 floors in some areas but in others states 4 residential floors and 1 office floor. My best guess it that there is a tall first floor that includes some two floor townhouse style units accessed from the outside as they originally talked about.
  • I've been meaning to share this, as I don't think there's been an idea yet, but it looks like Hobbs+Black could be in as one of the architects. I'd suspect this would be more than one firm given their small size. They included a rendering on a LinkedIn post awhile back...
  • It's small enough that a project this size is usually partnered with a much larger firm. There are firms 4 times the size of Hobbs+Black that would partner with a much larger national firm. As far as in town options, I'll agree with that. It is probably the more capable one. I'm assuming they will have to utilize the other offices though because last I knew, the Lansing office was just a handful of people.

    Guess I just hadn't realized it was them until seeing that post. I'm guessing you're probably right, they're probably holding back until the developer gives the okay.
  • Now it's a game of wait and see, As far as I can tell all signs at this point seem positive.
  • I don't really enjoy thinking about next year right now! but seeing the construction for this project begin in February would really be wonderful and perhaps a sign everything is going to be OK.
  • I have been hoping to hear that this big project was actually going to happen, it is a relief to hear that it really is going to happen. Seems like our country has a lot of crazy people in charge, so you never know. I like the depiction of the new building on S. Washington I saw on the msn news page, now let's start building!
  • I was so happy to see this event taking place. considering what has been going on in DC and Wall Street I was anticipating an announcement any day about canceling or downsizing the project. There were some cool big projects on paper in '07 and '08 which did not get built. The same thing happened way back in the urban renewal days when a 30-story project was going to be built on N Washinton Sq. it was delayed and delayed until the economy and environment concerns sank that project, and we got the "beautiful" building that stands there today. These guys are for real and I "hope!" to see the buildings going up very soon.
    Has there been any hint or rumors about the Granger's lot at Michigan and Grand I had read they may be planning something.
  • Gary Granger has been "planning" something there for over a decade at least. And not just an idea, he's met with the city several times with idea after idea. It's never going to happen, unless someone else pays for it. He wants the city to pay for a significant chunk, and they've made it clear, they don't want to work with him. He's a very difficult person/organization to work with.

    What's probably going to happen is the Waltner Neller building be torn down (soon I hope) and then remain as nothing. It's sad such a prime corner has such a shitty owner.
