I don't "hate" this depiction, it looks like the apartments will have balconies which will make the building look like an apartment building not an office tower. However, is looks more generic than the last drawings, I would like to see a design that says "this is Lansing's skyline" when you see it. Many cities have unremarkable skylines that could be mistaken for any other. I would like to see a distinctive building to go along with the Boji Tower and the Capitol Building. I do like the smaller building; it has a more unique look and does not look like so many of the other new developments.
Yeah, the addition of balconies is welcome. Either way we're not getting an architectural masterpiece, especially if the over-street parking garage holds. I couldn't agree more on wanting a unique skyline moving forward as well. I'm just crossing my fingers hoping this building doesn't get scaled down and is a harbinger of what's to come, if they can build a nearly 2000' building in Oklahoma City it doesn't seem unreasonable to get some 30-40 floor buildings here.
Shifting my attention away from the Tower on Grand portion of this, I went looking around the parcel viewer to see if I could find anything new. Well, no projects filed with the Washington Square Building. However, I was able to find that New Vision purchased the lots for Capitol Tower at the end of June. Still, I do wonder why the city doesn't seem to be interested in putting pressure on New Vision to speed up this work and be more transparent about it. It'd be nice to have at least a monthly update on their progress.
I still find it hard to believe that Gentilozzi would leave all the free money on the table and I'd be surprised if that money couldn't make financing the project relatively easy. It'd be nice to know what's going on, but there's a lot of projects hanging out in the ether that there's no updates on. Perhaps the city will get that project update page up and running at some point.
As of now it could be argued that they're only four months behind the schedule that they were pitching before the money was even approved. I think these projects will happen but I do worry what their final form will be.
Big update. The Lansing Brownfield Redevelopment Authority has had plans submitted to it with some changes. The project will now include the renovation of the Ingham Building on Ottawa just east of the State House Office Building, and a 7-story building in Old Town. The Capitol Tower at Ottawa and Walnut has been shortened because of this. They are also seeking to build a pedestrian bridge across the river at Tower on Grand.
This is very, very welcome news. The nighttime rendering of Tower on Grand is great, the new building in Old Town and the Ingham Building's renovation into apartments are unexpected and significant positives. I did not expect to see stuff added to this group of proposals.
There's so much there to digest, one little bit of info I read was that the new parking garage on Washington may include a podium for "future expansion", that's a promising statement. I find it interesting that they insist on including office space at the Capitol Tower, I'd imagine having office space on the top floor would lock them into a more expensive structural steel or concrete reinforced structure, maybe they can do cold formed steel for the apartments while still putting office up top?
Regardless, this is all great to see. I won't rest easy until concrete is poured for Tower on Grand.
I am a bit confused! Are you talking about 116 W Ottawa? Also is the building depicted at Walnut and Ottawa still an apartment building? The new drawings are quite a relief, the nighttime lighting will add a unique building to our skyline. OK let get on with it!
Office space really makes sense that close to the capitol. They are going to get a lot of interest in it, I'm sure, for associations and such. I was a bit sad to see them chop a floor off of it, but they made it up with the additions to the project.
Yes, 116 West Ottawa is the Ingham Building. It's really quite a little gem, and I'm glad to hear it's going to get the TLC it deserves.
I'm not surprised at the existence of office space, I'm surprised their putting it at the top of the building and only doing one floor, if it weren't for the top floor office space this could be a stick built building. I'm not complaining at getting a higher quality building than otherwise expected, just surprised at the plan.
The Ingham Building is a neat little building. If it weren't for the almost complete lack of views out of it it would have been a much more lucrative prospect for residential conversion given its relatively small floor plates.

The document talks about connecting the west bank River Trail through Wentworth Park, alongside Grandview Plaza and restoring the path that's attached to the S Grand Ramp, that part of the plan may be directly associated with New Vision. This site plan shows what I assume to be a Museum Dr master plan as well, I know they're (Impression 5, RE Olds and Riverfront Theater collectively) chasing a ~$5m state appropriation to rework the River Trail in the area and add signage & streetscaping to Museum Dr. The last plan I saw was much less extensive, this new plan turns the trail into more of a river front promenade, adds tons of landscaping and appears to add some sort of boat/kayak roundhouse structure. It appears to show the new pedestrian bridge from the west side of the river as actually going over the River Trail before descending on a sort of an onramp. I like everything here, I hope it comes to fruition.
EDIT: Except it says "Capitol Club Tower", go figure. I didn't know this plan has been kicked around so long. I'd like it if the Museum Dr group just went with a plan like this. It
