I'm not exactly sure why it's not shown in this rendering, but the berm in front of the redone Marathon at Saginaw and Abbot won't be touched, because MDOT actually owns the triangle-shaped piece of land at the corner. There will also be a screening wall built against the back of the berm to obstruct even more visibility of the station from the intersection, which I was surprised the company agreed to. lol I guess they really appreciated the ability to hide the gas stationf from view, which, yes, is a rarity.
I believe when they the original reason for this was in case they ever wanted to put in an extra turn lane or simply to keep the corner clear of visual obstructions.
Anyway, the city council conditioned approval on planting 6 more trees on the actual gas station property, and removing an entrance/exit from Saginaw.
thanks for the information. As service/mini-market station it is not as bad as it could be, and will be an improvement over the decaying but cool old building.
There are tow new restaurants moving into the remodeled store fronts next to El Azteco which have been mostly vacant for years. A slider burger joint and a pizza place. OK I hope they serve good food they have a lot of competition in this neighborhood.
A new building is already being built where the old Bank of Lansing building stood behind Trader Joe's. I did not see any signs saying what is be built, I am hoping it is not going to be another bank branch office.
Sad to say that the developer is demolishing this for another Starbucks. BTW, this is in Okemos in Meridian Township. East Lansing city limits along Grand River start just a few feet west of Northwind Drive/Shell gas station.
Wow I was hoping for another Starbucks! The Bank of Lansing had several branches that were great examples of Mid-Century Modern design. Look at all the marble, and the simplicity of the design. I wonder if Kenneth Black designed this building it looks like his style. Maybe they could use some of that marble for Lansing's new city hall, this little building looks better than that current design.
I was checking the EL planning agendas for the first time in months and there's actually a small item of note: A developer proposes tearing down the office building at 601 Abbot to build a 32 unit condo building that would be three floors over parking. (June 11th planning board meeting)
I think this will be a good test to see if people, and the bureaucracy, of EL are amenable to such developments. I imagine there's a pretty good demand for such condos along portions Abbot, Harrison and Grand River.

Edit: Looks like this is zoned "RM-32 City Center Multiple-Family Res," so now special uses being requested, and simply an ask of waving some of the parking requirements, which the planning commission is empowered to do.
It is interesting to note that this relatively recently built office building would be replaced with non-student housing. I could see a couple more office buildings being replaced with housing along Abbot, I believe that the building across the street was also an office building that has been repurposed as studio apartment building. I like that in this case they want to build a new building, and I would think that it fits into the neighborhood and there would be no abjections.
