        <description><![CDATA[<p>There's more details on the proposal for a new mixed use building at the SE corner of Grand River and Bogue in the <a rel="nofollow" href="http://eastlansing.granicus.com/GeneratedAgendaViewer.php?view_id=2&amp;event_id=1351" title="eastlansing.granicus.com/GeneratedAgendaViewer.php?view_id=2&amp;event_id=1351">June 14th Planning Commission packet </a>. The building is being proposed by Core Campus and will be 10 floors with underground parking, the ground floor will be retail and parking while the upper floors will be apartments, I can't find any mention of a unit or bed count.</p>

The city of East Lansing will shell out an additional $300,000 to fund the Virginia Avenue project.<br />
<br />
Originally projected to cost about $3.3 million, the project calls for the demolition of all the homes along the avenue's 600 block. In their place, 39 homes and condominiums would be constructed.<br />
<br />
Stephanie Gingerich, a community development analyst for the city, said the 23 homes along the block are worth more money than the planning department anticipated.<br />
<br />
&quot;We are fairly close,&quot; she said. &quot;We are looking at a number of options right now. We will be bringing some possible options to the City Council pretty soon.&quot;<br />
<br />
Homes on the avenue are being purchased by East Lansing in hopes that families — specifically those with children — will move into the area, which borders three schools.<br />
<br />
The East Lansing City Council will consider acquiring two more properties along the avenue at its 7:30 p.m. meeting tonight at City Hall, 410 Abbott Road. The properties, located at 619 and 630 Virginia Ave., would be purchased for $110,000 and $170,000 respectively.<br />
<br />
The city has acquired only one other home at 601 Virginia Ave. That property was purchased for $107,000.<br />
<br />
According to previous city appraisals, the average rental home on the block is expected to sell for about $180,000, and an owner-occupied home will sell for between $110,000 to $155,000.<br />
<br />
About three-fourths of the homes on Virginia Avenue are rentals, and many MSU students live on the block.<br />
<br />
Although Gingerich wants to see the project come to fruition, it is being met with some opposition.<br />
<br />
&quot;We've had a couple people that have not been very interested in talking to our consultants,&quot; she said.<br />
<br />
Cathy Baird, an Okemos resident who owns a rental property at 607 Virginia Ave., said she isn't interested in selling her property and that city officials need to mind their own business.<br />
<br />
&quot;We don't feel it's right to tear out housing in perfectly good condition,&quot; she said. &quot;We also don't feel it's right to kick the students out. It's like kicking the poor people out of their houses to bring in the rich.&quot;<br />
<br />
The appraisals done on the homes were fair, but the city is going to have to be willing to negotiate with all of the property owners, said Matt Hagan, an agent at East Lansing-based Hagan Realty, which owns two homes on the avenue.<br />
<br />
Even if some people don't sell their homes to the city, the planning staff will work the project around the few remaining residences, Gingerich said.<br />

Apparently, they have everything passed by the city, and begun renovations a while ago.  That explains the dumpster sitting next to the building.]]>

        <description><![CDATA[I wanted to start I thread to see if I am the only one with concerns over how East Lansing treats their residents and the students that give this town such a vibrant spirit (I am not a student by the way)<br />

My cousin recently replaced original windows in her 1910s home located in the EL historic district.  Many of the original windows were cracked, broken, or had entire sashes missing.  The lead based paint that was used when the windows were originally installed meant that her children had to be tested regularaly for contaimination.  In addition, several of the windows did not open causing her concern about a possible fire hazard.  Her understanding was that any replacements or improvements in this area were to keep the same historic character that existed in the past.  With this in mind she and her husband opted to spend extra money to install historically accurate grills in the repalcement windows.<br />
<br />
The city has now cited the family for violating the conditions of the historic district.  My question to you...when does the city cross the line?  Has anyone else had similar experiences?  Has the city lost sight of its duty to protect the health and safety of its citizens?]]>

        <description><![CDATA[At the recent City Council work session, one of the items was expanding the northern tier bike path.  They agreed to spend $161,000 dollars.  I very much like the bike path, and I hope that one day it will connect to the Riverwalk bike path, but I hope that they will calm down on spreading north.  I think that the bike path is almost encouraging developers to move further north, since there are more amenities to offer.  I hope that they would focus on pulling the bike path south.  I have talked with a couple people already about plans on getting the bike path connected to the Riverwalk.  The proposed plan would bring the path to Ranney Park next to Frandor, and then near the Red Cedar golf course and connect there.<br />

Here's an update now that the project has finished.  Legend's Gyros will be moving in to the old Taco Bell location across from Stonehouse Village 2.  I am surprised to see somebody want to move in to a building that so many people will associate with Taco Bell due to it's architecture.  I just hope that the building is redeveloped within the next 15 to 20 years.]]>
