  • Yeah, the recent Munn, Breslin and football building additions were all financed with donations. Breslin is the newest ground up sports facility and it's very much a multi-use venue, I don't know if any part of its financing was from donations.
  • I noticed that steel starting to go up within a week of when I last grabbed pictures, it's good to see it taking shape. It's a little taller than I thought it'd be, makes for a different feel along Shiawassee.
  • The MSU Board of Trustees approved the IM West replacement with construction to start next month and to many peoples surprise it includes a pool. If the swim and dive team supporters can raise $26.5 million by October they will include locker rooms,…
  • Why not just add a provision to the overall zoning code that allows rebuilds in the case of an accident/insurance claim? (worded in legalese, of course) That would seem to be a blanket solution to the issue. Regarding Urbandale: I've been using t…
  • I don't think it's good for the city to pick and choose the specific blocks/parcels where all the commercial goes, let the market decide, what's true today won't necessarily be so 5 or 10 or 20 years from now. You're not going to get new organically…
  • My first thought when I go look at the zoning map is the lack of mixed use or even multi family zoning for most cases where there's existing single family residential on major or minor arterials. If we want to change the character of the city we're …
  • @citykid Those are all good things to hear. I like the idea of duplexes/adu's by right with certain restraints, that seems like it's worth pushing a bit for. One of these days I really gotta get myself into gear and become more involved in th…
  • I could see that happening. It's also a little disappointing to not see any ground floor commercial space. 2hr free parking would definitely take a barrier away for people wanting to visit down there, do they not do any parking promotions now?
  • Agreed. Looking at the map most of r6 areas look like areas that already have older duplexes mixed in, it's a little odd they didn't at least allow duplexes in 6a.
  • Thanks for the insight, that particular design is 33' tall so would work. It's very good to see that R6b zoning accommodates that kind of building because that zoning covers most of the area I'd be interested in placing it, I also think this sort of…
  • @MichMatters I finally dug into it a bit, am I reading it right that R-6b allows up to 6 units per lot in single building? The use table also lists 3+ units as conditional use but I'm having trouble finding what those conditions might be. There's a …
  • @MichMatters @citykid This is off-topic, but maybe one of you could help... I have a friend who I'm working with on investment properties and sometime in the next few years I'd like to build something from the ground up. I'm specifically going to pu…
  • I'm having trouble finding that lot, I only see two vacant lots on Ferrol near Pleasant Grove and neither appears 150' wide. One to the west of Pleasant Grove between a fire station and townhouse, the other about a half block east of Pleasant Grove …
  • @citykid I'm assuming they're planning all wood construction here? No concrete or steel first floor? I imagine that'd be too expensive but it would make dealing with the flood plain easy: just add first floor parking. I wonder if they can get enough…
  • @MichMatters The Grand Ave part of this parcel would be undevelopable if they force corner siting as both adjacent corners are on different parcels. They could reorient the building to Cherry & Kalamazoo, which I would like, but then they wouldn…
  • Nice to see the site plan, I wasn't expecting the L shape coming out to Kalamazoo. I'm not a fan of the parking along Cherry but it's enough room for another building someday so I can't complain too much. I have no issue with Baryames being left out…
  • I was out by the new battery plant and snapped a few pics:
  • There's a proposal for a 5 floor, 120 unit affordable apartment building on the city lot at Albert & Bailey, this project would leave an open lot at the corner. Construction could start by the end of the year. https://eastlansinginfo.news/dev…
  • @Lymon89 I'm assuming that was the wealthy investment guy that was from Lansing and had a news story or two about him wanting to building something like that? I do hope he considers moving forward, I think the time is nearing where it isn't complete…
  • It's great to see more infill, even though it's more unremarkable 5 over 1 architecture I'm still happy to see it. I'm starting to realize how silly it was for me to expect residential high rises back before even the original Stadium District was bu…
